Why Drainage Comes Before a Commercial Roof Coating
A commercial roof coating starts with a roof that can support it. Water movement, sound underlying layers and a compatible prepared surface determine whether restoration makes sense.

Follow the Water to the Outlet
On a low-slope roof, water needs a continuous route to a drain or scupper. Debris at an outlet, a blocked path around equipment or the shape of the roof can leave water standing. A fresh coating does not create missing slope or restore a blocked drain.
The assessment needs to examine where water collects, how it leaves and the details around outlets. Drainage changes can involve insulation design or other roof work beyond applying a surface product. Equipment service and stored materials also need to leave the water path clear.
A New Surface Needs a Sound Roof Beneath It
A coating needs compatible material beneath it and enough adhesion to remain connected. Repairs, cleaning and drying are preparation work, not optional finishing touches. Existing coatings, seam details, rust and surface contaminants can change the product and preparation needed.
Moisture below the membrane is another decision. A new surface does not dry wet insulation or make a deteriorated deck sound. Affected areas need to be assessed and addressed before a restoration proposal can be useful.
Our commercial roof coatings guide explains eligibility and preparation. A roof that cannot support restoration needs a repair or replacement comparison.
Plan Restoration Around the Building
Restoration still means roofing work over an occupied building. Materials need a staging area, roof access needs a safe route, and the work must account for rooftop equipment and the areas below it. Product weather and application conditions affect the arrangement.
